  • CPC provides in-depth analysis of local and national planning policy, including a site’s planning history, environmental and physical constraints like flood risk, highways impact, and surrounding context and character. Assessments are conducted remotely or enhanced with on-site visits as needed.

  • CPC manages all aspects of the pre-application process, from preparing documentation and submitting to the local authority, to leading engagement, negotiation, and follow-up with stakeholders. We aim to secure clear, constructive advice aligned with project goals and local planning policy.

  • CPC provides a full end-to-end planning service, guiding clients from initial concept to securing permission. We prepare and coordinate all required documentation, lead the design process with consultants, and engage with local authorities to deliver the best possible outcome for each project.

  • CPC’s experienced team specialises in navigating and discharging complex planning conditions tied to granted permissions. We work efficiently to minimise delays, enabling clients to proceed confidently with the timely and coordinated start of on-site works while avoiding unnecessary risks or setbacks.

  • If planning permission is refused, CPC uses its experience to manage appeals with clarity and precision. We prepare, submit, and oversee appeals to the Planning Inspectorate, building strong, tailored cases through written representations, hearings, or public inquiries to maximise success.

01
Commercial

We support commercial projects with expertise in repositioning and redeveloping underperforming assets. We have particular experience unlocking value through the change of use of underused pubs and other redundant buildings, including conversion to convenience stores. Our planning-led approach maximises long-term potential.

There are wooden fences on both sides of the house, a small garden bed on the right, and a blue sky overhead.

02
Residential

We work across new-build and existing residential environments, with a focus on estate regeneration and renewal. Our projects improve living environments, optimise land use, and increase housing delivery in a sensitive and sustainable way. We also identify opportunities within underutilised land to unlock additional capacity.

03
Mixed-Use

We deliver mixed-use schemes that combine residential, commercial, and community uses to create balanced places. Our approach brings together change of use, estate renewal, and infill development to maximise site potential. We focus on coherent, contextually responsive environments that support a range of uses and deliver long-term value.
