Our Approach
01 Site Identification
Cordage identifies a potential site and undertakes a high-level financial and planning appraisal to assess overall viability and merit.
02 Initial Feasibility
The site is passed to our in-house architectural team, who prepare a feasible development concept to test layout, scale, and deliverability.
03 Planning Assessment
Our in-house planning team carries out a thorough planning review of the proposed scheme, considering key factors such as: highways and access, affordable housing requirements, housing land supply and local policy compliance.
04 Formal Offer & Instruction
Cordage issues a formal offer. Upon instruction, we aim to submit the site into planning within 6–8 weeks from a standing start, including: full measured survey, appointment of all required consultants.
05 Planning & Sale Strategy
During the planning process, the sales team actively markets the opportunity, targeting a sale aligned with the anticipated planning consent. The aim is to exit as soon as possible.
